Most homeowners think about snow removal as a speed problem. Storm ends, get it cleared, done.
After twenty winters working properties across Greater Boston, we would tell you the speed is the easy half. The part that actually causes damage, injuries and claims is a decision people make without thinking about it at all: where the snow goes.
Here is what two decades of storms have taught us, including the parts that contradict what everyone does.
Where You Put the Snow Matters More Than How Fast You Move It
A shovel or a plow does not make snow disappear. It relocates it. And that pile is not inert — it is a few hundred gallons of water waiting for the first sunny afternoon, at which point it melts, runs downhill, and refreezes overnight exactly where it landed.
Which means if you pile snow uphill of your walkway, you have not cleared the walkway. You have built a machine that ices it over every night for the next two weeks. We get called to properties every winter where someone has been religiously salting a stretch of path that refreezes daily, and nobody has looked twenty feet uphill at the four-foot pile feeding it.
The rules we work by:
- Pile downhill of everything you cleared, and downhill of anything anyone walks on. Follow the water before you decide, not after.
- Never pile against the foundation. A snow pile packed against the house is a long, slow soak directly into the foundation wall, and in a freeze-thaw region that water gets into cracks and expands. Basement seepage every March is usually a snow-piling habit from January.
- Keep hydrants clear. Three feet of clearance around a hydrant, minimum. A buried hydrant costs the fire department minutes it does not have.
- Keep storm drains and catch basins clear. Blocked drains during a thaw mean the meltwater has nowhere to go, so it ponds and then refreezes across the whole surface instead of draining away.
- Protect sightlines. Piles at the corner where a driveway meets the road blind drivers to pedestrians and blind pedestrians to cars. On the narrow streets in much of Boston and the surrounding towns, this is the single most dangerous thing an otherwise careful homeowner does.
- Do not throw it into the street. It is illegal in most municipalities here, it creates a hazard for everyone else, and the plow returns it to you with interest.
On a small city lot the honest answer is sometimes that there is nowhere good left to put it by the third storm, and the snow has to be hauled off site. That is a real service and it is cheaper than the alternatives.
Ice Dams Are an Attic Problem, Not a Gutter Problem
Every January somebody stands on a ladder with a hammer, chipping at the ice ridge on their gutter line, and they are treating the wrong thing entirely.
Ice dams are caused by heat escaping from the living space into the attic. That heat warms the roof deck, snow on the upper roof melts, the meltwater runs down to the eaves — which overhang unheated space and are therefore genuinely cold — and refreezes there. Repeat that for a week and you have a ridge of ice. Once the ridge is tall enough, the next round of meltwater pools behind it and works its way up under the shingles, and then it is in your ceiling.
Notice what is not in that explanation: the gutters. The gutters are simply where the ice becomes visible. Removing them, heating them, or attacking them with a hammer does not address the reason the water is melting in the first place — and chipping ice off a roof edge in February is a reliable way to destroy shingles and flashing and fall off a ladder.
The actual fix is unglamorous and permanent: air sealing the penetrations between the house and the attic, adequate insulation, and ventilation that keeps the roof deck at outdoor temperature. A cold roof does not make meltwater. In the short term, raking snow off the lower few feet of roof from the ground removes the fuel supply. But if you get ice dams every year, you have an insulation problem that winter is only reporting to you.
Salt Stops Working, and Sand Never Started
Most people treat “salt” as one thing that always works. It is not, and it does not.
Rock Salt Has a Temperature Floor
Rock salt is sodium chloride. Its melting performance drops steeply as the temperature falls, and by the time you are down around 15°F it is doing very little useful work. This is the single most common winter mistake we see: it gets genuinely cold, the salt stops melting anything, and the response is to put down more salt. More of a product that does not work at that temperature is still a product that does not work at that temperature. All you have bought is damage to your concrete, your plantings and your dog’s feet.
The Products That Work Colder
Magnesium chloride and calcium chloride remain effective at meaningfully lower temperatures than rock salt, which is why professional crews carry more than one product and choose based on the forecast rather than habit. Calcium chloride also gives off heat as it dissolves. They cost more per bag, and they are worth it on the nights when rock salt is inert.
Sand Is Traction, Not Melting
Sand melts nothing. Zero. It sits on top of ice and gives boots and tires something to grip. That is a legitimate and useful job — on a deep-cold day when no chloride is going to melt anything, traction may be all that is available. But sand does not remove ice, it needs reapplying after traffic, and every grain of it ends up in your lawn edges, your beds and your storm drains, which is why clearing winter grit is a standard part of spring cleanup.
Pre-Treating Beats Fighting Ice Afterwards
The cheapest storm is the one you got in front of.
Putting product down before the snow arrives — anti-icing — stops snow from bonding to the pavement. The plow or the shovel then lifts it cleanly, leaving bare surface rather than a welded layer of compacted snow that turns into ice under traffic. It uses less material than de-icing after the fact, and it produces a better surface.
Once snow has been driven on and packed, you are no longer removing snow. You are excavating ice that is chemically bonded to the concrete, and it will take repeated applications, more time, and more money than pre-treating would have. Everything about winter gets harder if you let the first layer bond.
Massachusetts Liability: What Changed in 2010
This part matters, and a lot of homeowners are still operating on outdated information.
For a long time, Massachusetts law distinguished between “natural” and “unnatural” accumulations of snow and ice. If snow fell naturally and you did nothing, you generally were not liable; if you did something that changed the accumulation, you could be. It had the perverse effect of rewarding property owners for ignoring the problem.
In Papadopoulos v. Target Corp. (2010), the Massachusetts Supreme Judicial Court abolished that distinction. Snow and ice are now treated like any other hazard on a property: owners owe lawful visitors a duty of reasonable care. What is reasonable depends on the circumstances — the severity and timing of the storm, the nature of the property, what a sensible owner would have done. Municipalities layer their own sidewalk clearing ordinances on top of that, and those vary from city to city here.
The practical consequence for you is documentation. If the question is whether you acted reasonably, then a record of when you treated, what you applied and what the conditions were is the difference between a defensible position and your memory against theirs. This is one of the underrated reasons to use a professional crew: our snow and ice management work is logged — service times, materials, conditions — and that log exists whether or not anyone ever asks for it.

When to Hire It Out
Plenty of people should keep shovelling their own driveway, and we will happily tell you so. Hiring out makes sense when the stakes change:
- The property has tenants, customers, or anyone visiting who is not family
- There is nowhere obvious left to put the snow, and it needs hauling
- Someone in the house should not be shovelling — snow shovelling is genuinely hard on the heart
- You need the driveway clear at 5am regardless of when the storm ends
- You want a service record behind you if someone falls

Common Questions
Where should I put the snow when I shovel my driveway?
Downhill of the area you cleared, on the far side of any pavement people walk on, and never against the foundation of the house. Keep piles clear of fire hydrants, storm drains and the corner sightlines where a driveway meets the road. The reason is meltwater: every pile refreezes overnight and runs downhill, so a pile placed uphill of your walkway means you are manufacturing black ice on the one surface you most needed clear.
Does rock salt work in very cold weather?
Not well. Gutters do not cause ice dams — they just happen to be where the ice becomes visible. The real fix is air sealing, attic insulation and ventilation so the roof deck stays cold. Chipping at the ice treats the symptom and risks the roof.
Are Massachusetts property owners responsible for clearing snow and ice?
Under Papadopoulos v. Target Corp. (2010), the Massachusetts Supreme Judicial Court did away with the old distinction between natural and unnatural accumulations of snow and ice.
